Assist renters in filling out a complete rental application. Application includes credit check, employment verification and previous rental history verification.
Rental agreement is completely explained to renters and a move in condition form is prepared "with the renters" for a written record at the time of move in.
All deposits are collected along with rent for the first 30 days. The fee for this service is 50% of the (1) month's rent. The second month our monthly fee goes into effect. We will also work with you to make sure that you are receiving the most potential rent for your property before we begin placements efforts.
Receive rents on the first of the month or agreed upon date.
Pay all necessary billings. (We will take care of your monthly house payment if applicable, pay any utility fees included in the rent amount if any, and pay any prior agreed upon maintenance fees.)
Disburse funds to owner along with a monthly statement of income and expense.

We have at our access a maintenance person who is an independent licensed and bonded contractor to take care of all repairs that are need up to the dollar amount that is in the agreement. Anything over the dollar amount, or major problems, such as electrical, plumbing, pest work, etc., the owner is notified for direction on taking care of the problem or problems.
We also have access to two (2)-cleaning persons that go in and do any necessary cleaning to get the property "rent ready".
We use a professional carpet cleaning service to do all of our carpet cleaning.
We use a professional cleaning establishment for cleaning draperies.
Another part of our services is that we can coordinate any project no matter how small or large that the owner wants done.
